Commercial bridging loans are used to fill gaps in finance when an individual or business is seeking to complete on a commercial property purchase. For example, a commercial bridging loan can be used to buy an office building or retail unit while the borrower is waiting for the sale of a property that they own.
As well as commercial bridging loans, we are experienced in arranging semi-commercial bridging loans. A semi-commercial loan would be used to purchase a property that has a split commercial and residential use – like a property that has a ground floor shop with flats in the floors above.
Commercial bridging loans are also useful when a property chain has collapsed, whereupon an individual requires alternative finance to bridge the gap until they are able to sell an existing property.
